In as little as one day (or less!), you can have it pre-assembled, primed, and ready for painting in whatever color suits your fancy best. The siding is already fastened onto wall panels while trim details give personality to any playhouse experience – don’t wait another moment longer when fun awaits just around the corner!

IMPORTANT NOTE: Delivery is curbside, and all delivery trucks are equipped with liftgates to unload your playhouse kit, except for the 10×12 size. For the 10×12 size, you will need to have 2 people available on the day of delivery to manually unload the pieces from the pallet. Your playhouse will be delivered in 2-9 days depending on the distance from our site in Ohio to your home.

The customer is responsible for purchasing shingles, paint, and drip edge, all of which are available at your local hardware store. This allows you to customize the Cape Cod Playhouse to the look you desire. A variety of other options can be purchased along with the kit to further enhance the beauty of your playhouse. There are two working screened windows that use tempered safety glass. Easy access for both children and adults; the adult door is on the side of the playhouse.

• 2×3 Stud Framing – 2×4 Stud Framing for the 10×12 size ensuring a strong and durable structure.
• Both adult and child doors are included, measuring 34”x61” and 20”x40” respectively, providing easier accessibility. 
• We have an optional 5/8″ plywood floor kit that simplifies the process of installing a deck or rail while promoting safety. The 10×12 size WILL include 4×4 runners with the floor kit option, so all you need to do is assemble and enjoy. The deck or rail will make the area even more suitable for outdoor play and bring hours of fun and joy to your little ones. (Please note that when adding the Deck & Rail option the customer will need to supply 4″x4″ Runners underneath the playhouse.)
• The siding and trim of the playhouse are pre-fastened onto wall panels, meaning that assembly is quick and straightforward.
• Panelized wall sections, make assembly faster than precut pieces.
• All other parts are pre-cut and ready-to-assemble
• Two working 14″x21″ windows with safety glass and screens are provided to let in natural light
• 2 flower boxes to make the playhouse look beautiful when placed outdoors
• Dormers (varies by size) – 2 Dormers on 4×6, 6×8, and 8×8.  3 Dormers on 8×10, 812, and 10×12 are included for architectural variety.
• Hardware (screws, latches, nails) is supplied to facilitate easy assembly.
• Moreover, customers should check their local building codes for any required permits before installing the playhouse.

• If you will be preparing a cement/concrete slab, it would have to be exactly the same size as the unit. If the concrete slab is larger then you would have to trim the 3” skirting that falls below the bottom plate that is designed to wrap around the flooring.
